Context 

The Tower One Hotel rises as one of the tallest buildings above sea level, with a vertical structure of 98 meters, combining its primary hotel use with retail and restaurant spaces. Its architectural design, both modern and functional, features a continuous sequence of cantilevered balconies on each floor, which not only provide aesthetic value and panoramic views but also present technical challenges due to constant exposure to the elements and demanding weather conditions such as wind, humidity, and temperature variations. 

Located in one of the main urban expansion areas of the city, Tower One is a landmark in high-rise construction in the Mediterranean region, meeting the highest standards of efficiency, sustainability, and durability. 

Project Description 

Execution of 4,000 m² of waterproofing and screed application on balconies distributed across all floors of the building. 

The technical solution implemented combines different PROPAM® products to address each phase of the system effectively, tailored to the hotel’s construction particularities. The building’s height, wind exposure, and cantilever geometry posed significant challenges. The intervention focused especially on the metal balcony elements, perimeter joints, and the preparation of the substrate for the screed. 

Reasons for the Intervention 

• Ensure complete waterproofing of floors and exposed perimeter joints. 

• Protect metal components against corrosion and improve the adhesion of applied systems. 

• Apply a technical screed solution providing a durable, stable, and compatible finish with the final flooring. 

• Reinforce critical areas using elastomeric tapes to optimize the watertightness of the system. 

Project Challenges 

• Working at height under strong wind conditions. 

• Presence of metal components on balcony edges requiring specific primers. 

• Complex geometries and multiple structural joints. 

• Need to coordinate phased work and minimize waiting times between products. 

• Ensure a certified and compatible solution for outdoor use and mechanical stress. 

Applied Solution 

1. Preparation of metal substrate: 
   🔹 PROPAM® PRIMER GRIP +
   Adhesion-promoting primer for metal elements, essential for securing the waterproofing system. 

2. Waterproofing of surfaces and junctions: 
   🔹 PROPAM® IMPE FLEX 
   High-performance elastic liquid waterproofing membrane, applied over the entire balcony surface. 
   🔹 PROPAM® TAPE SEAL 
   Elastic tape used at perimeter junctions and joints to ensure the system’s watertightness. 

3. Priming the substrate before screeding: 
   🔹 PROPAM® PRIMER SOL 
   Primer ensuring perfect adhesion between the waterproofing layer and the screed mortar. 

4. Slope screeding and finishing: 
   🔹 PROPAM® FLOOR PRONTO 
   Fast-drying screed mortar, ideal for forming slopes and preparing the surface for the final finish.
